What 'AI-Powered' Actually Means in Title Insurance (And What It Doesn't)

Every vendor in title tech now claims to be "AI-powered." As an engineer who's been building these systems for 26 years, I can tell you: most of the time, that label does more marketing than actual computing.
I don't blame the vendors. AI is the hottest term in technology, and when buyers start asking for it, sellers begin claiming it. But for independent title companies trying to make smart technology decisions, the gap between the label and the reality can be costly. You end up paying for a buzzword when what you really needed was a better workflow.
So, let's get straight to the point. What does "AI-powered" really mean when it's attached to Title? And how do you tell the difference between a product that genuinely uses AI in a meaningful way and one that just slapped a label on the same software it's been selling for years?
The Label Problem
A recent Stanford study found that companies increased AI mentions in earnings calls by over 250% between 2022 and 2024 — even when their underlying technology hadn't changed. The title industry is no different. Products that used rules-based if-then logic for years are suddenly rebranded as "AI-driven" without any meaningful change under the hood.
Here's the tell: if a vendor can't explain what their AI actually does — such as what data it trains on, what decisions it makes, and where a human still needs to be in the loop — it's probably not AI. It's a keyword search with a fresh coat of paint.
Real AI should perform specific, measurable tasks. It reads documents, recognizes patterns, flags exceptions, and learns from corrections. If the product can't do any of this in a way you can observe and verify, the "AI" label isn't earning its keep.
Where AI Actually Works in Title
Title work is, at its core, a document-processing business. You receive recorded instruments, tax records, lien notices, and legal descriptions — then you read, interpret, cross-reference, and summarize them. That workflow has specific, well-defined steps where AI can genuinely help.
Document indexing is the simplest application. Modern AI models can read scanned documents — including handwritten ones — and extract structured data: names, legal descriptions, recording dates, instrument types. This isn't exotic technology. It's optical character recognition enhanced by machine learning models trained on millions of document pages. What matters is accuracy and transparency. You should be able to see exactly what the AI extracted and verify it against the source.
Exception identification is where things get more interesting. AI can systematically cross-reference a chain of title against known exception patterns — unsatisfied liens, breaks in ownership, name discrepancies — and flag issues for examiner review. According to one industry case study, this kind of systematic AI review achieved 96% exception accuracy, catching problems that manual review might miss under time pressure.
Abstract summarization is another genuine use case. In states that require narrative summaries, AI can draft those summaries from structured data, handling the formatting and boilerplate so your examiners focus on the substance. The key word is "draft." The AI produces a starting point. The examiner reviews and approves. That's the right division of labor.
Where AI Doesn't Work (Yet)
AI is not a substitute for an experienced title examiner's judgment. It can't assess whether a curative action is commercially reasonable. It can't navigate a complex probate situation. It doesn't understand the local relationships and county-specific quirks that your best people carry in their heads.
Anyone who tells you AI will replace title examiners either doesn't understand the title business or is selling you something. The industry processes millions of transactions every year, and the complexity varies enormously from file to file. AI handles the repetitive, pattern-based work. Humans handle judgment, nuance, and the exceptions that don't fit a pattern.
This distinction matters because it changes what you should demand from an AI vendor. Don't ask, "Does your product use AI?" Ask, "What specific tasks does your AI perform, and where does it hand off to my team?" That question separates the real products from the relabeled ones.
How to Evaluate an AI Claim
I'm an engineer. I think in checklists. Here's what I'd ask any vendor claiming AI capabilities in a title product:
Can you show me the AI's output alongside the source document? If you can't see what the AI did and verify it against the original, you're trusting a black box. Transparency isn't optional when the output affects title insurability.
Does the AI improve over time with my data? A static rules engine doesn't learn. A real AI model can be retrained and refined as it processes more of your specific document types and county formats. Ask about the feedback loop.
What happens when the AI is wrong? Every AI system makes mistakes. The question is how those mistakes are surfaced, corrected, and learned from. If the vendor can't describe their error-handling process, that's a red flag.
Is the AI doing something my team currently does manually? The best AI applications in title target specific, time-consuming manual tasks. If the vendor can't name the manual workflow their AI replaces, the product may be a solution in search of a problem.

AI in title is real, and it's useful — when it's applied to the right problems with the right expectations. The industry doesn't need more AI labels. It needs more transparent, verifiable tools that make your team faster without asking them to trust a black box.
